Guest House Rules
These House Rules are a plain-language guest guide. Your accepted Short-Term Rental Agreement, reservation-specific Booking Summary, and applicable Property Addendum control if there is a conflict.
GOOD NEIGHBOR POLICY
Our homes are part of real Northern Michigan communities. Please treat neighbors and nearby property with care, keep outdoor noise reasonable, and observe quiet hours from 8:00 PM to 8:00 AM. Park only in approved areas. Do not block neighboring property, public roads, emergency access, or snow-removal routes. Handle trash as directed and follow local law.
GUESTS, VISITORS & EVENTS
Only registered guests may stay overnight. Stay within the occupancy limit for your property and ask Blue Water before changing the registered party or making plans for visitors where advance approval is required. No parties, receptions, unauthorized events, commercial gatherings, commercial photography or filming, unauthorized business activity, or temporary structures without Blue Water’s written approval. The property may not be used for unlawful activity.
PETS, SERVICE ANIMALS & CHILDREN
Blue Water permits up to 2 ordinary dogs per reservation for a one-time $75 fee. Ordinary dogs must be appropriately controlled outdoors, waste must be removed, and any verified property-specific kennel rule applies. Qualifying service animals are handled separately under applicable law and are not charged the ordinary pet fee where prohibited. Children must be appropriately supervised.
PROPERTY CARE & SECURITY
Please close and lock exterior doors and windows as instructed when leaving and at checkout. If a key or access code is provided, keep it within the registered party and notify Blue Water if it may be compromised. Do not tamper with safety equipment or any disclosed exterior security device. Promptly report damage, equipment problems, hazards, or unsafe conditions.
WI-FI & LAWFUL USE
Property Wi-Fi may not be used for unlawful activity, including unlawful downloading or distribution of copyrighted material.
SMOKING, FIREWORKS & FIRE FEATURES
No smoking or vaping where the property rules prohibit it. No fireworks. Use fires only in an approved area and when lawful. Follow all burn bans and fire restrictions, keep every fire attended, and fully extinguish it.
CHECK-IN, CHECKOUT & LATE DEPARTURE
Standard check-in is 4:00 PM and checkout is 10:00 AM unless Blue Water confirms otherwise in writing. Early check-in or late checkout requires advance written approval. Before leaving, remove personal belongings, secure the property as instructed, place trash and used items where directed, and report known damage or significant maintenance or safety concerns. Blue Water does not impose an automatic late-checkout penalty. A guest may be responsible for documented actual costs or losses caused by an unauthorized late departure to the extent permitted by law.
DAMAGE, MISSING ITEMS & EXTRAORDINARY CLEANING
We do not require a separate cash security deposit. Accidents happen, and prompt notice usually makes problems easier to solve. If a guest, occupant, approved visitor, or animal causes actual damage, removes an item, or leaves conditions requiring extraordinary cleaning beyond normal turnover, Blue Water may seek reimbursement for the documented actual loss. We will provide reasonable supporting information and an opportunity to respond when appropriate.
MAINTENANCE & EMERGENCIES
Please contact Blue Water promptly about a material cleanliness issue, broken essential amenity, leak, heating, electrical, or plumbing issue, safety hazard, or other significant property problem. When circumstances permit, give us a reasonable opportunity to investigate and address it. For immediate danger, call 911 first and then notify Blue Water when reasonably possible.
RULE CONCERNS
A minor rule issue is handled in proportion to the circumstances. Material unlawful conduct, intentional misrepresentation, significant unauthorized occupancy, serious disturbance, intentional property damage, fraud, or a serious safety threat may result in termination of the stay when permitted by law. Refund eligibility depends on the Agreement, actual loss, the circumstances, and applicable law.
