Agreement to These Terms
These Website Terms of Use govern access to bluewaterallinclusive.com, operated by Blue Water All-Inclusive, LLC (“Blue Water,” “we,” “us,” or “our”). By using the Site, you agree to these Terms. If you do not agree, do not use the Site.
Informational, Third-Party, and Direct Booking Services
The Site provides information about Blue Water lodging properties, links to independent third-party booking platforms including Airbnb and Vrbo, and a direct Request-to-Book process. Submitting a direct availability inquiry or booking request does not create a reservation and does not hold dates. If Blue Water approves a direct request, Blue Water provides reservation-specific pricing and payment information before payment through its transactional communication and/or a secure Stripe-hosted payment request. A direct reservation is confirmed only after the guest completes required booking information and agreement acceptance, Blue Water approves the request, required payment is successfully received, Blue Water completes the required final availability verification, and Blue Water sends written booking confirmation.
Third-Party Bookings
If you choose to book through Airbnb, Vrbo, or another third-party service, that provider’s terms, privacy policy, cancellation rules, payment process, fees, accessibility practices, and dispute procedures apply to that platform reservation. Blue Water does not control the third party’s site or promise that it will remain available. A third-party link is provided for convenience and does not imply sponsorship beyond Blue Water’s use of that platform for listings.
Property Information
We try to keep descriptions, photographs, amenities, location references, and availability information accurate and current. Features may change, seasonal or local conditions may affect use, and third-party listing information may update at a different time. Before booking, review the applicable Airbnb/Vrbo terms when booking through those services, or Blue Water’s direct-booking Agreement and booking-specific Booking Summary when booking directly. Contact us before booking if a particular amenity, accessibility feature, location characteristic, or service is essential to your stay.
No Reservation by Email, Inquiry, or Unapproved Request
Sending a stay request starts the booking process; it does not confirm a reservation or hold your dates. If Blue Water approves your request, we’ll share your booking details and payment deadline. Your dates are temporarily held while you complete the rental agreement and payment by that deadline. Your reservation is confirmed only after you accept the agreement, we receive the required payment, we complete a final availability check, and we send written confirmation. If you miss the payment deadline, the dates may be released to other guests.
Acceptable Use
You may use the Site only for lawful, personal, and noncommercial purposes. You may not interfere with the Site, attempt unauthorized access, scrape or copy substantial content, transmit malicious code, impersonate another person, submit false information, test security without written authorization, or use Site content to create a competing listing or service.
Intellectual Property
The Site and its original content, features, and functionality are owned by Blue Water All-Inclusive, LLC and are protected by international copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws.

Privacy
Your use of the Site is also subject to our Privacy Policy. Please review our Privacy Policy, which also governs the Site and informs users of our data collection practices.
Disclaimers
The Site is provided on an "AS IS" and "AS AVAILABLE" basis. Blue Water makes no representations or warranties of any kind, express or implied, as to the operation of the Site or the information, content, materials, or products included on the Site.
Limitation of Liability
To the full extent permissible by applicable law, Blue Water will not be liable for any damages of any kind arising from the use of the Site, including, but not limited to direct, indirect, incidental, punitive, and consequential damages.
Changes and Availability
We reserve the right to withdraw or amend this Site, and any service or material we provide on the Site, in our sole discretion without notice. We will not be liable if for any reason all or any part of the Site is unavailable at any time or for any period.
Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Michigan, without giving effect to any choice or conflict of law provision or rule.
Severability and No Waiver
If any provision of these Terms is held by a court or other tribunal of competent jurisdiction to be invalid, illegal, or unenforceable for any reason, such provision shall be eliminated or limited to the minimum extent such that the remaining provisions of the Terms will continue in full force and effect.
